The building development plan for the Jerusalem YMCA combines the preservation, renovation and upgrading of the historic YMCA building and its facilities with new construction in the open areas of the complex, particularly the former soccer stadium lying behind and to the west of the building. The new structures will be harmoniously linked to create a functional-architectural composition. The plan is based on two main pedestrian walkways that converge at a central point and connect all the different functions of the YMCA complex.

Building site

The YMCA Building Project:
Facts

Architects: Arthur Spector and Nitza Ruskin.
Developer: "RASCO" Rural Suburban Settlement Company Ltd.
Client representative:Tafnit Wind Ltd.
Construction engineer: "Yaron Shimony Shaham" .
HVAC consultant: Tuvia Schwartz.
• Plumbing consultant: Amnon Yosha.
• Electricity consultant: Eran Blum.
The excavation work started in 2002; the construction started in 2005.
Number of truckloads of rock removed from the site during excavation: about 20,000 (200,000 m3)
Until May 2006 (middle of the project) about 3,500 tons of steel and about 30,000 m3 of concrete were used.
• Planned opening: 2009.

Preservation and Renovation:
With the exception of the rehabilitation of the garden leading to the main entrance and the renovation of the hotel rooms and sports facilities, the building has remained virtually as built. Growing and constantly changing community needs, and the aspiration to expand, improve and diversify the YMCA’s activities, necessitate substantial upgrading of the existing building, primarily the following modifications:

The main entrance to the existing building will allow direct access to the central piazza, the upper and underground levels of the building that will surround the piazza, and the facilities below the piazza.

The northern wing, which houses the auditorium, has been refurbished in its original format; technological improvements will enable it to be used for a broader range of cultural and musical activities.

Classrooms and office space on the first floor will be converted into additional hotel areas when the kindergarten moves to a larger space.

New Construction:

Central Piazza: The heart of the project is a green, open and well-tended central piazza.

Residential Building: An apartment building will surround the central piazza. The building, with a varying height of  4-6 stories, will contain 200-250 luxury apartments owned by the developer.

Model of the Project and its surroundingsSports and Fitness Center: A spacious YMCA sports and fitness center will be built under the piazza. It will be equipped with a wide range of top-flight facilities offering activities for different age and fitness levels. The dominant feature and major attraction of the sports and fitness center will be a 25-meter long, 8-lane swimming pool. Also planned are a large Jacuzzi, a wellness center, squash courts, a full-size gymnasium and other exercise rooms. Its planned opening is for 2007.

Commercial Center: On the former site of the tennis courts, south of the historic building, a rectangular five-story building will be constructed. A commercial center, owned by the developer, will occupy the ground floor, which will be larger and wider than the floors above (about 1,500 square meters); its shopping arcade will open directly onto King David Street. A pedestrian walkway will stretch between the new center and the historic building.

Parking Area:  The underground sports center will be surrounded by a five-tiered parking facility containing approximately 900 places.

The new structures will be compatible with the scale and architectural style of the historic building and will reflect appreciation for its significance and uniqueness.

The future of the Jerusalem International YMCA is quickly taking shape in its backyard. The strength and beauty of Jerusalem stone are part of the YMCA’s new recreation center. The new, underground addition will continue the mission and services of Jerusalem’s world-famous YMCA, a “sermon in stone.”
